What is the best tool to leverage into an investment?  This is no simple question all though I've heard many simplistic answers.  Besides the cost of the property itself being able to maintain the new asset in your portfollio to completion of the equity attainment is sometimes easier said than done.  There are many variables and the biggest factor is the market cycle.  For a lot of Californian investors they have found themselves on the Goliath ride through the dark tunnel unable to see where the end will be.

Foreclosures and when to purchase them

The first thing you must know about foreclosures is the reason they were not able to sell the property on the open market instead of going into foreclosure.  The reason is 99% of the time, "I owe more than it is worth".  So this being the case why do people think buying a foreclosure is such a good deal?  They simple have not thought through the first thing you about foreclosures.

Consider this, after a person looses there house to the bank the bank now holds a property that they cannot sell without taking a loss.  In the company asset policy they must have a rule that says "Accept no less than 2% under the balance of the company's actual loss".  Now this rule works for the company only when people are willing to pay this price.  In our current market lenders are countering good offers and running away willing buyer.  Under these conditions the banks will soon lower their price or loose control of their assets to another company.

What happens when a bank owns a bunch of vacant properties?

Remembering 1999 in Real Estate

I was training under I was training under a 20 year veteran real estate broker, my father.  I was going to be the 2nd generation real estate agent.  I was ready to learn.  Like a sponge I soaked up every morsel of information.  You see back in 1991 I was sworn in as a custodial peace officer for the Kern County Sheriff Department.  I learned huge things from my career as a Correctional Officer and meet a large part of Bakersfield's population.  I have since become accustom to adverse situation of intense strain and stress to the point of life or death for me and others.  Lets just say my career as a Correctional Officer was an excellent introduction into crisis management.
